The VA (Veterans Administration Loans are a great option to pruchase a home if you are a a veteran or are on active duty.  They don't require a down payment or monthly MI (mortgage insurance) payments.
They do require a initital 2.15% MI payment for first time home buyers.  For buyers who are purchasing a subsequent home they require a 3.3% MI initial payment. 

The VA is currently only requiring a min. credit score of 620 and they allow all closing costs to be covered by the house seller.  The home must be owner occupied-you can't just use the loan to buy investment properties.
