A top listing agent does not necessarily mean they are a top selling agent. You want the most exposure. An ambitious agent will agressivly market your home. Frivolous marketing is out. Content marketing is what is hot. This gains trust and creates value. It provides the best information so that a perspective buyer can make an informed choice. One good marketing tecnique believe it or not includes Direct Mail. Agents should also use the 10-10-20 rule. That means visiting the 10 houses to the right of the listing, the 10 listings to the left of the listing, and the 20 houses across the street. Buyers and sellers have access to more informtion than ever. Hire an agent that is not a know it all bragger but an informed teacher.
