The FHA (Federal Housing Authority) only requires a minimum down payment of 3.5%.  But they do require an upfront payment of 1.75% of the loan amount as a MI( mortgage insurance) payment and an additional MI payment for the life of the loan- if you don't have 20% down. 

The FHA currently requires a minimum credit score of 620.  There is a loan limit of $379,500 in Lancaster County, Pa.  The loan limits vary with the area.
